• Reservation: All reservations must be paid in full when they are made. If the reservation is for a period of 28 or more nights the “Guest” must pay the first month once the reservation is confirmed and rest of the nights will be paid in monthly payments. When “Come to Miami” receives payment for the reservation an email will be sent to the email of the “Guest” with the confirmation of the reservation; in case of a reservation with partial payments, the “Guest” will be notified the amount of remaining payment needed and the date by which it must be paid. This information will include the name, address and the phone number of the contact person plus the exact data of the property.
  • Security Deposit: The security deposit will be blocked on the “Guest” credit card three days prior to the arrival and will be unblocked in a time period of 24 hours after the check-out as long as no damage is found on the property. The amount of the security deposit of each property is specified in the reservation file.
  • Cancellation policy: Renting payments are 100% reimbursable 30 days prior to the arrival date- If the “Guest” cancels 15 days before the arrival time they will be reimbursed for 75% of their payment, after this time frame the “Guest” will not be reimbursed for their reservation. In no case is the service of Come to Miami reimbursable.
  • Check-in: The check-in process begins at 3:30 PM. After 8:00 pm and additional fee of 50$ will be charged. The “Guest” most contact “Come to Miami” three (3) days before their check-in, to notify the time of their arrival.
  • Checkout: The checkout is at 11:00 AM. If the “Guest” needs to stay after the time they must notify “Come to Miami” in advance through customer service, on the contrary, it might be considered an additional night. The tardy checkout will depend on the availability of the property and will have an extra fee associated with each property.
  • Number of people stipulated in the reservation: It is absolutely forbidden for the “Guest” to increase the number of people stipulated in the reservation without notifying “Come to Miami” in advance. The number of people in the property must match the number shown in the reservation. If, after the reservation, the “Guest” wishes to increase the number of guests, they make a formal request to “Come to Miami”, through customer service. If the property allows it, the price will be recalculated and the change will be made once the difference is paid. If the “Guest” wishes to reduce the number of guests, the price will remain the same.
  • Minors: The prices includes children under the age of 12 using the existing beds. If the “Guest” needs an additional bed, they must notify it when making the reservation, so that “Come to Miami” can verify if it can be provided and inform the “Guest” of the additional price to pay for it.
  • Pets: No types of pets are allowed in the property unless shown otherwise in the file of the property. In case of infringement, the “Guest” will have to pay a fine of 500$.
  • Cleaning: The “Guest” must pay for a cleaning service so that “Come to Miami” can have the property cleaned at the end of their stay. The cost of the cleaning service of each property appears in the reservation file. If the “Guest” requires any additional cleaning service during their stay, they can ask for it through customer service.
  • Neglect in the use of the property: If the “Guest” or their allowed visitors make loud noises, disturb, annoy, endanger or create inconveniences for the neighbors, causing a complaint by the neighbors association, the “Guest” will have to pay a fine of 1000$.
  • No smoking: No smoking is allowed inside the property, in case of infringement the “Guest” will have to pay a fine of 250$.
  • Keys: In case of loss of keys or FOB, the “Guest” must pay a charge of 50$.
  • Responsibility of Come to Miami LLC: “Come to Miami” and the proprietor are not responsible for any action that the “Guest” or their allowed visitors make inside the property and the premises during their stay that are against the company regulations or bylaws and the laws of the State of Florida. Equally “Come to Miami” and the proprietor are not responsible for the loss of any personal effects.

“Come to Miami” reserves the right of admission, as well as the right to perform an eviction in the property without previous notice, in case of breach of contract, rules and regulations of the company or in the case of breaking any law of the state of Florida.
